Build your dream home: How to prepare for your home design project

Do you have your heart set on building your dream home?  Or are you ready to have that luxury home extension done?  Building a new home or renovating is always an exciting endeavour.  But it can also be expensive, complicated, time-consuming and stressful if the project hasn't been planned properly from the start.  

Here are some tips on how you can best prepare for your dream home design project to ensure that the building process and your experience will be a smooth and enjoyable one.

Set your budget

Whether you are constructing a new house or remodelling, know from the outset what you can afford to spend.  If you are unclear about costs, consult with your architect or builder.  They can present you with options and explain how costs are established and where hidden costs may be lurking.

Make sure you allow for architect, consultant and regulatory fees as well as site costs, government fees, and other add-ons.  It's important to have an understanding of all the costs involved in the building process so that you can avoid nasty surprises.

Have some pictures in mind

When considering what you want your dream home to look like, you may have a stack of ideas already! Looking for inspirational images of what you like, in particular the front façade and major rooms such as the kitchen and bathroom are a helpful guide for your architect.  They will use your imagery to draw up plans for the house making it both beautiful and also functional.

Be practical

Differentiate between your wants and needs.  Do you really need all-steel windows or concrete floors?  Aluminium-clad or wood windows and porcelain tiles could be more practical and they cost much less.  Do you really need 6,000 square feet when you're just a couple or a small family of three? 

Sometimes, our wants can throw us off our budget.  Be realistic about what you truly need.  Put together a brief of the spaces and rooms you would like. A ‘must have’ and ‘would like’ list is very helpful.

Be realistic with timelines

Building a new home or renovating does not happen overnight.  There can be setbacks that may cause delay and this is a normal part of the building process.  If you know to expect delays and keep in mind that your dream home will take some time to complete, then you can enjoy the experience so much more.

Breaking up key stages of the project with milestones helps to keep a handle on the project. Working closely with your architect should keep you informed and across the project.

Establish consistent communication with your design team

Transparency is crucial and you can only achieve this when you communicate consistently with your team.   Ask questions, ask about progress, keep track of costs, text or e-mail when needed.  Proper communication could spell the difference between having a dream home and being in a construction nightmare.
